Our Estimating Process
We offer an “open book” system that shows all of our costs and how we arrive at the bottom line. Clear communication on this level is key to a smooth relationship with our clients. You will find that our process is one of the many things that earn us “Best of Boston.” (2010 Boston Home Magazine)
Estimating
For large-scale projects, the BGB estimating process consists of four steps that span a one- to two-month period.1 We use this time to develop a relationship with the client, while defining the project’s scope2 and budget3. Here is the breakdown of each meeting and its purpose:
Step #1 – Walk Through. Our first meeting provides you with a basic introduction to Boston Green Building. One of our estimators will “walk through” the project with you. The scope of the project will be defined. Notes, measurements, and photos will be taken, and a file will be compiled containing all of this data.
Step #2 – Preliminary Scope / Budget. We review the scope and preliminary budget with you. The value attached to each scope element includes square foot costs, as well as calculations based on past project experience. During this meeting the client can relate his or her personal budget to the rough budget to help refine the scope.
Step #3 – Subcontractors. All related subcontractors4 complete a walk-through of the site with you (if practicable), and/or your architect. New construction projects that exist only in plans will typically involve this meeting taking place at our office or that of the architect. Together, we finalize the scope of work related to each subcontractor and put realistic firm numbers to the budget. Each subcontractor then refines his/her scope of work and budget. This verifies the total scope and eliminates any discrepancies.
Step #4 – Full-Project Discussion. The full-project is described in detail including a schedule, budget, and contract. The schedule will define the project duration from start to completion date. The budget will be broken down into individual areas of work defined over the meeting and estimating process, each with a specific value for that line item. The contract will include the start and finish dates, the contract price and disbursement schedule, and any special conditions specified by the client and/or the contractor.

- 3 To achieve the desired budget, the client has choices: The client can choose to prioritize and complete the project in stages over time. Some items being removed from the scope of work or deferred. Value engineering of the project for the different types of materials, applications, and subcontractors may also reduce the overall price without compromising quality.
- 4 All BGB subcontractors have been thoroughly vetted; and current certificates of liability and workman’s compensation insurances are kept on file in our office. The quality of work and accuracy of our schedule is in direct relation to the quality and competence of our subcontractors.
